I set up home warranty plans one household at a time and read every line of the terms with you before anything is signed.
My story
A water heater that quit on a holiday weekend taught me how fast a repair bill arrives.
The search for a contractor that weekend cost more than the part itself. That was the moment I decided to learn how home warranty plans really work, what they pay for, and where the fine print trips people up.
Today I sit down with homeowners, go through the systems and appliances they rely on, and match them to a plan that fits the age of what they own. If a plan is wrong for your house, I say so plainly and point you elsewhere.

How I work
Nobody should discover a visit fee or a waiting period after the plan has started. This is how I keep that from happening.
I listen first ...
I start with what you own, how old it is, and what would hurt most to replace. The plan comes after that picture is clear.
I compare openly ...
Fees, caps, exclusions and renewal terms go on one page so you can see where each plan is generous and where it is tight.
I stay around ...
If a service request stalls or a contractor disagrees with the plan, write to me and I will step in with the provider.
Ready when you are
Create an account, list the systems and appliances in your home, and I will come back with the plan that suits them.
SignupWho I help
Most people who reach me are in one of these situations, and each one calls for a different kind of plan.
Equipment past its best years is where coverage earns its keep, and I check how each plan treats it before you sign.
You inherit systems with no service history. A plan from the start keeps the first failure from turning into the first crisis.
A tenant with no hot water cannot wait. A plan gives you one place to send the request instead of a scramble for a contractor.
A plan that carries over to the buyer calms nerves on both sides of the table and keeps a late failure from stalling the sale.
Service requests

The plan provider hands the job to a contractor nearby, and a date is set.
You pay the set visit fee, then the contractor tracks down the real cause.
Covered parts get repaired, or your plan pays toward the replacement unit.
