Picking a plan
An old furnace and a new dishwasher do not deserve the same worry.
List what runs every day in your house and roughly when it was installed. Older equipment that would be costly to replace is where home warranty coverage earns its fee. Send me that list and I will tell you which plan suits it.
Service requests
Sign in to your plan account, then describe what stopped working and when.
The plan provider hands the job to a contractor nearby, and a date is set.
You pay the set visit fee, then the contractor tracks down the real cause.
Covered parts get repaired, or your plan pays toward the replacement unit.
Homeowners in their own words
Before you sign up
No. Insurance pays for damage from events such as fire or storms. A home warranty pays to repair or replace a covered system or appliance that fails from normal wear.
Yes. Plans are sold for homes of any age and an inspection is not usually required. Problems that were already there before your start date are not covered.
It is a flat amount written into your contract and paid to the contractor each time a request is opened. I show you that figure before you sign up.
In most cases the plan provider sends one from its own network. Some plans allow an outside contractor with approval first, so tell me if that matters to you.
Twelve months from your start date. Near the end of the term I write to you about renewing, and that is a good moment to switch plans if your needs have changed.
